Facilities Supervisor

Reports to: Terminal Director

Location: Everett, Washington

Position Summary
The Facilities Supervisor reports directly to the Terminal Director and is responsible for planning, directing, coordinating maintenance and cleanliness of all airport facilities. In this role, the facilities manager will manage vendor relations in compliance with company policies and serve as a liaison to ensure that all facility safety systems and procedures are being followed. This person will be responsible for construction projects, preventative maintenance of equipment, mechanical systems, electrical systems, and facilities as well as participate in the development of service requisitions, review proposals and evaluations of vendor qualifications, negotiate and administer contracts as well as manage the efficiency and effectiveness of services to customers by acting on suggestions and participates as an active member of the management team.

The Facilities Supervisor must also qualify as a Terminal Duty Manager and must be comfortable in frequent, consistent, and proactive contact with tenants, peers and the public as well as overseeing the day-to-day operations of the terminal and its ancillary facilities on an as needed basis.

Responsibilities and Duties

• Oversees preventative maintenance of equipment and systems and record keeping/related logs
• Oversees the delivery of janitorial, preventative maintenance or other specialty services under contract
• Manage vendor relationships in compliance with company policies
• Acts as liaison to ensure all facility safety systems and procedures are being followed
• Maintains a work order system for tracking and management of equipment maintenance and related costs
• Responds rapidly to any operational issues uncovered in property inspections
• Assists in the management of procurement and application of all goods and services within expense and capital expenditure budgets
• Assists in the development of operations, major maintenance and capital budgets
• Manages the work process for any ongoing services (or capital projects if applicable) – including developing the scope of work, requests for proposal, evaluating contractor submissions/bids, developing service agreements, overseeing contracted work, and work inspections
• Assures projects are complete in accordance with terms of service agreement and required documentation is delivered prior to project close out and/or payment
• Manages all contracted services and holds contractors accountable, oversees schedules submitted and work performed (including, but not limited to janitorial, pest control, landscaping, trash disposal, etc.)
• Completes timely review of vendor invoices before next approval level to ensure accurate services were provided prior to payment
• Knowledge of leases to determine financial responsibility of operational issues
• Oversees facilities in a crisis ensuring the safety and security of all customers, tenants, guests, and assets
• Manages preventative maintenance program and oversees any repair or construction work to sustain a safe and reliable environment
• Maintains a safe environment through identification and elimination of any safety hazards to staff, tenants, and customers.
• Assists the Terminal Director as designated

Requirements

• Principles, practices, techniques and equipment utilized in maintenance of large, heavily trafficked airports or commercial buildings
• Practices and techniques involved in implementing a program of building maintenance and repair
• The operations and maintenance of major air conditioning, plumbing, heating, mechanical and electrical systems
• The occupational hazards and safety precautions involved in facility maintenance
• Preventative maintenance programs required for large buildings, grounds, pavements and varied types of maintenance equipment used in such work
• Must remain on call or on duty during airport/terminal emergencies
• Must be able to complete and pass a background investigation and drug screening as required by the Federal Government and aviation-related authorities

Education and Experience

• Bachelor’s degree or equivalent experience
• Minimum five years of experience in Operations, Facilities or Property Management experience in a large venue environment
• Supervisory experience
• Working knowledge of maintenance and operations functions strongly preferred
• Must have experience operating a small utility vehicle.
• Ability or read and understand blueprints, CAD drawings, and other schematics
• Working knowledge of a computerized maintenance management system (CMMS)

Work Conditions

• Works a staff shift but may be on-call or required to respond on short notice to respond to emergency situations
• At times, may be exposed to heat, cold, rain/snow in a noisy environment
• Walking, standing and sitting
• Attentiveness to work procedures will reduce potential risk to injury in work areas
• Lifting and transporting moderately heavy objects, such as computers and peripheral up to 75 lbs.
• Responsible for other duties as assigned
